Rent Concession Calculator

Published onJuly 29, 2025 Updated onOctober 24, 2026 6:51 am

A “2 months free” offer sounds simple, but what are you really paying each month? A rent concession spreads its value across the whole lease, so the advertised rent and your true cost are rarely the same number. This calculator finds your effective monthly rent, the single number that lets you compare any two lease offers honestly, and it handles both common concession styles: free rent months and flat dollar discounts.

Two offers, one winner. Enter each deal as advertised and see the true monthly cost side by side.

Offer 1

Offer 2

Quick Answer

A $2,000 rent with 2 months free on a 12-month lease has an effective monthly rent of $1,666.67: you pay $20,000 over the lease instead of $24,000, saving $4,000, which is 16.7% of the gross rent. On a 900 sq ft unit that is $1.85 per sq ft. A flat $4,000 discount on the same lease gives the identical result, which is why the two tabs agree on the pre-filled example.

Key takeaways

  • Effective rent is total rent actually paid divided by the full lease term, free months included in the term.
  • Free months and flat dollar discounts are the same deal in different clothing when the dollar values match, and this tool proves it: both pre-filled tabs return $1,666.67.
  • Headline rent loses comparisons it should win. In the comparison example, a $2,200 rent with 1 month free costs more per month than a plain $2,000 rent.
  • Effective rent is an average, not your monthly bill: with free months you usually pay $0 in the free months and the full face rent in the rest.

How the rent concession calculator works

Pick the tab that matches your offer, enter the deal as advertised, and read the effective rent. Nothing is calculated until you click, and each tab keeps its own result and its own Copy and Share buttons.

  1. Free months tab: enter the monthly rent, the number of free months, the lease term, and the unit size if you want the per-square-foot figure.
  2. Flat discount tab: enter the monthly rent, the total concession amount in dollars (a credit, waived fees, free parking, added up), the term, and the optional size.
  3. Compare 2 offers tab: enter both offers in free-months form and the tool names the cheaper one, with the monthly difference and what it comes to over a year. To compare a flat-discount offer here, convert it first: divide the discount by the monthly rent to get its free-months equivalent, or just run each offer in its own tab and compare the two effective rents.
  4. Read the full result: effective monthly rent, total paid over the lease, total savings, the concession as a share of gross rent, and the per-square-foot cost when a size is entered.

Validation is plain about its limits: rent must be above zero, the term at least 1 month, free months cannot be negative or reach the term, and a flat concession cannot reach the total rent for the lease, because at that point the effective rent would be zero and the deal is a giveaway, not a concession. One formatting note: dollar results are printed without thousands separators, so a $20,000 total appears as $20000.00. The figures are exact; only the commas are missing.

The effective rent formulas

Landlords quote a face rent, the number on the listing. What you actually pay, averaged across the lease, is the effective rent, which investors call net effective rent. Two formulas cover the two concession styles:

Free months: Effective rent = Monthly rent × (Lease term − Free months) ÷ Lease term
Flat discount: Effective rent = (Monthly rent × Lease term − Concession amount) ÷ Lease term
Total savings = the concession’s dollar value · Concession share = savings ÷ gross rent × 100

Both formulas do the same thing: total what you will actually hand over, then spread it evenly across every month of the term. That is also the definition used in property practice, where net effective rent is gross rent minus concessions, divided by the term. The per-square-foot line divides the effective rent by the unit size, which makes a 700 sq ft one-bedroom and a 950 sq ft two-bedroom comparable on one number; the rent per square foot calculator goes deeper on that measure alone. For the landlord-side picture, pairing this with a net rental income calculator shows how concessions eat into cash flow.

Worked example: $2,000 rent with 2 months free

A listing advertises $2,000 per month on a 12-month lease with 2 months free. Those figures, plus a 900 sq ft size, are pre-filled in the Free months tab.

1. Paying months: 12 − 2 = 10→ 2. Total paid: $2,000 × 10 = $20,000→ 3. Effective rent: $20,000 ÷ 12 = $1,666.67→ 4. Savings $4,000 = 16.7% of gross rent; $1.85 per sq ft
Face rent$2,000.00
Effective rent$1,666.67

Bar lengths match the worked example: the effective rent is 83.3% of the face rent, because 2 of the 12 months are free.

The same tool, run on four more deals, gives the checks below. Every figure is a real calculator output, including the flat-discount twin of the worked example:

DealEffective rentTotal paidSavingsShare
$2,000, 2 free, 12 mo, 900 sq ft (worked example)$1,666.67$20,000$4,00016.7%

$1,800, 1 free, 12 mo, no size entered$1,650.00$19,800$1,8008.3%
$2,500, 3 free, 24 mo, 1,100 sq ft$2,187.50$52,500$7,50012.5%
$1,500, no concession, 12 mo$1,500.00$18,000$00.0%

Which offer is really cheaper? The headline rent trap

Headline rents mislead, and the comparison tab exists to catch exactly that. The pre-filled comparison puts Offer 1 at $2,200 per month with 1 month free on a 12-month lease against Offer 2 at a flat $2,000 per month with no concession.

FigureOffer 1Offer 2
Advertised rent$2,200$2,000
Free months10
Effective monthly rent$2,016.67$2,000.00
VerdictOffer 2 wins by $16.67 per month, about $200.00 over a year, despite having no concession at all

Run the same check any time you are torn between renting or buying, since the effective rent is the number that belongs in that decision, and use a future rent calculator to see what the face rent becomes at renewal, when the concession is gone and increases are usually calculated from the higher face figure. Two honest limits on the comparison: it only takes free-months offers, so flat-discount deals need the conversion described in the how-to section, and when the two terms differ the tool flags it, because a cheaper monthly figure on a much longer lease also locks you in for longer.

The fine print: clawbacks, deposits and renewal shock

The effective rent is the right comparison number, but the lease decides how the concession actually behaves. Three clauses decide whether the headline deal survives contact with the paperwork.

  • Clawback addenda: many concessions come with an addendum saying the waived rent becomes due if you break the lease early, pay late, or get evicted. A concession that can be clawed back is worth less than the same dollars written into the rent schedule itself.
  • Deposit basis: deposits are often calculated on the face rent, not the effective rent, and state law caps deposits in many places. USA.gov’s guide to housing help is a good plain-language check on what to verify before signing, and the FTC’s advice on rental listing scams covers the fake-concession listings that circulate on classifieds sites.
  • Renewal shock: when the lease renews, the concession is usually gone and any increase is applied to the face rent. Budget on the face rent for year two, not on the effective rent that made year one look cheap.
  • Cash-flow timing: free months usually land at the start or the end of the lease, not spread out. Your bank account sees $0 months and full-rent months; the effective rent is the average of the two, useful for comparing offers and for annual budgeting, not a prediction of any single month’s bill.

Two official sources sit behind the edges of this page: renters who need help covering rent can check HUD’s rental assistance programs, and landlords reporting the lease should see IRS Publication 527 for how rental income and concessions are treated.

What competing calculators miss

The net effective rent tools and guides that rank for this term each stop somewhere short:

  • Commercial net effective rent tools (Calculator City, Calxify): built for office leases, with tenant improvement allowances, moving allowances and operating costs folded in. Useful for commercial tenants, heavy for an apartment hunter, and none of them compares two offers or gives a per-square-foot figure for homes.
  • Simple effective rent solvers (iDiTect and similar): one formula, one answer. No total savings, no concession share of gross rent, no flat-discount mode, so a dollar-credit offer has to be converted by hand first.
  • Rental platform guides (Azibo, LegalClarity): clear explanations of net effective rent and of the free-month versus amortized distinction, but no tool at all. You read the formula, then do the division yourself.
  • The gap this page fills: free months and flat discounts in one tool, total savings and concession share on every result, per-square-foot cost for cross-size comparisons, and a head-to-head mode that names the cheaper offer instead of leaving two numbers side by side for you to judge.

Rent concession FAQs

Yes. Effective rent and net effective rent describe the same figure: total rent paid divided by the lease term. Landlords and brokers tend to say net effective rent; renters usually say effective rent. This calculator uses effective rent throughout.

Anything of value the landlord throws in: discounted monthly rent, waived application or amenity fees, free parking, gift cards, or moving-cost credits. If it is a dollar amount rather than free months, use the Flat discount tab and enter its total value as the concession amount.

Often it does not. Many landlords base the deposit on the full face rent, not the effective rent, so confirm which number your lease uses before you sign. Deposit rules also vary by state, and some states cap deposits by law.

Compare the effective rents, not the marketing. A $150 monthly reduction on a 12-month lease saves $1,800, which beats 1 month free on a $1,500 rent ($1,500 saved) but loses to 2 months free ($3,000 saved). The Compare 2 offers tab does this math for you.

Read the fine print. Some leases include a concession addendum stating that if you break the lease early or pay late, the waived rent becomes due. A concession written into the base rent schedule is harder to claw back than one listed as a separate credit.

Yes, and this is the catch. Renewal offers are usually based on the face rent, so when the concession expires your increase is calculated from the higher number. Budget for the post-concession cost before signing, not just the effective rent.

Net concession is the dollar value of a rent concession: the amount the landlord gives up. For example, $24,000 of gross rent with a $2,000 concession gives a concession value of $2,000, and the net rent paid is $22,000. Spread over the lease term, the net rent paid is the net effective rent, which the Flat discount tab computes.

No. It covers the two concession shapes landlords quote most often, free months and flat dollar amounts, plus a two-offer comparison. A broker fee you pay, or a commercial tenant improvement allowance, changes the true cost too; add a dollar credit’s value into the Flat discount tab as an approximation, and treat a fee you must pay as a cost on top of the effective rent shown.
