Metal Roofing Cost Per Square Foot Calculator

Published onJune 19, 2025 Updated onOctober 25, 2026 1:07 am

Metal roofing costs more than asphalt up front and lasts two to three times longer, which makes the per-square-foot number the only honest way to compare quotes. But most online estimates hide the two multipliers that move the total most: roof pitch and tear-off. This calculator prices standing seam, corrugated, aluminum, steel shingle, zinc, and copper by installed cost per square foot, with pitch adjustment, tear-off, and a regional labour factor built in.

Quick Answer

A 40 by 30 foot footprint on a typical 6/12 roof is 1,341.6 square feet of roof surface, or 13.4 roofing squares. At the standing seam rate of $12 per square foot plus $1.50 for tear-off, in the Midwest, that roof costs $18,111.60 installed, or $13.50 per square foot of roof surface. The same roof in copper on the West Coast, with no tear-off, costs $48,297.60, which shows how material and region move the total far more than footprint alone.

How metal roofing is priced

Roofers price by the square, and one square is 100 square feet of roof surface, not 100 square feet of house. The chain is short: footprint times pitch factor gives roof surface area, roof surface divided by 100 gives squares, and roof surface times installed rate times region factor gives the total. Tear-off is folded into the per-square-foot rate before the region factor is applied, so in this calculator the tear-off line is area times $1.50 times region, and the headline per-square-foot figure is (material rate plus tear-off) times region. That is why the tear-off on the worked example is $2,012.40, not $2,011.50: 1,341.6 times $1.50 is $2,012.40 at the Midwest factor of 1.0, and the same arithmetic at a West Coast factor of 1.2 would give $2,414.88.

Pitch factors are geometry, not opinion. A pitch of 4/12 means the roof rises 4 feet for every 12 feet of run, and the surface factor is the square root of 1 plus the square of rise over run. That gives 1.054 for 4/12, 1.118 for 6/12, 1.202 for 8/12, 1.302 for 10/12, and 1.414 for 12/12. If you measure the footprint from the ground and skip this step, a 12/12 roof will be underpriced by 41 percent before a single panel is ordered. If your roof is not a simple rectangle, measure each plane separately and add the planes: this calculator takes one rectangle, so a roof with hips, valleys, and dormers needs the plane-by-plane total as its footprint input, and a waste allowance on top, which the calculator does not add. For a second opinion on measuring, the gable roof area calculator works through the same footprint-to-surface step for a gable shape.

The six rates in this calculator are single planning points, not market ranges, and the table below puts each point next to the 2026 installed ranges published by major guides. Standing seam at $12, aluminum at $11, steel shingle at $10, and copper at $30 all sit inside their published ranges. Corrugated steel at $7 sits at the bottom of its range, which fits a basic exposed-fastener system. Zinc at $16 is the exception to note honestly: the headline 2026 guides put zinc at roughly $20 to $35 per square foot installed, so the tool’s $16 point is below that range and will understate a zinc quote. Treat a zinc result from this calculator as a floor, not a quote, and expect a written zinc estimate to come in higher.

MaterialTool rate2026 published rangeBest for
Corrugated steel$7$7 to $12Outbuildings, budget roofs, exposed fasteners
Standing seam steel$12$10 to $16Most homes, hidden fasteners, long life
Aluminum$11$11 to $18Coastal homes, corrosion resistance
Steel shingle$10$10 to $16Traditional look with metal durability
Zinc$16$20 to $35Architectural projects, self-healing patina
Copper$30$25 to $35Premium and historic work, 100 year life

Standing seam versus screw-down is the fastener question behind the price gap. Standing seam hides its fasteners under raised seams, so no screw holes are exposed to weather, and the panels can expand and contract without working screws loose. Exposed-fastener corrugated panels cost less up front but their screws need inspection and replacement over time, and that maintenance is the reason they are a poor choice over a heated living space even though the calculator shows them cheapest. Gauge matters too: thicker steel (lower gauge number) resists dents better, and a PVDF paint finish, often sold as Kynar, holds colour far longer than a basic polyester coat. Neither gauge nor coating is an input here, which is another reason a written quote can sit above this estimate on a premium specification.

Is a metal roof worth it over shingles?

On price alone, no: asphalt is cheaper on day one, and the shingle roof calculator will show a smaller total for the same footprint. The case for metal is lifetime cost. A metal roof typically lasts 40 to 70 years against roughly 15 to 25 for asphalt, so a homeowner who stays put may buy one metal roof instead of two or three asphalt roofs, each with its own tear-off. Metal also sheds snow, resists fire, and takes solar mounts cleanly, since standing seam clamps grip the seam without drilling holes. The counterweight is that none of that pays back if you sell in five years, and a complex roof with many valleys and penetrations erodes the advantage because flashing labour is charged either way. Run both calculators on the same footprint and pitch, then divide each total by the years you actually expect to stay: that per-year figure is the comparison that matters, not the day-one total.

Before accepting any quote, compare it line by line against this calculator’s breakdown. Ask whether tear-off is included, whether decking replacement is priced per sheet or left as an open extra, whether underlayment, ice-and-water shield, flashing, and ventilation are in the per-square-foot rate or added separately, and whether the region factor in the quote matches your market. The roofing bid calculator is built for exactly that side-by-side check once written bids arrive. And because metal is only one cost-per-area job a homeowner prices, the same method carries over: our paint cost per square foot calculator prices another per-area trade the same way, footprint times rate, so a quote that hides its rate is suspect in either trade.

What competing calculators miss

Most metal roof calculators ask for roof area directly and never ask for pitch, which quietly assumes a flat roof. Others give a single national average with no region factor, so a West Coast homeowner and a Southern homeowner get the same number for the same roof. A third group prices materials only and leaves labour, tear-off, and disposal out entirely, which is how a $9,000 online estimate becomes a $16,000 invoice. This calculator keeps all three multipliers visible: pitch changes area, tear-off changes the rate, and region scales the total. What it still does not do, honestly, is complexity: hips, valleys, dormers, skylights, and steep-access labour are not priced, and a waste allowance of 10 percent for a simple gable and up to 25 percent for a complex roof, which installers commonly add, is left for you to apply to the squares figure. Add that allowance before ordering materials, or the last panels will arrive as a second delivery at a second price.

Frequently asked questions

Installed metal roofing typically costs $7 to $16 per square foot for mainstream steel and aluminum systems, with copper running $25 to $35 and zinc at $20 to $35. Corrugated steel is cheapest, standing seam steel is the common residential choice at $10 to $16, and the final figure depends on pitch, tear-off, and region.

Multiply footprint length by width, then multiply by the pitch factor: 1.054 for 4/12, 1.118 for 6/12, 1.202 for 8/12, 1.302 for 10/12, and 1.414 for 12/12. A 40 by 30 foot footprint on a 6/12 roof is 1,200 times 1.118, or 1,341.6 square feet.

Divide roof surface area by 100. The worked example is 1,341.6 divided by 100, or 13.4 squares. Add a waste allowance before ordering: about 10 percent for a simple gable roof and up to 25 percent for a complex roof with hips, valleys, and dormers.

This calculator adds $1.50 per square foot of roof surface for tear-off, before the region factor. On the worked example that is $2,012.40 in the Midwest. Removing two layers, or repairing damaged decking found underneath, costs more and is priced separately by installers.

Sometimes, if there is only one existing layer, the decking is sound, the metal system is approved for it, and local codes allow it. Skipping tear-off saves the $1.50 per square foot, but it can trap moisture, transfer shingle texture through thin panels, and void some warranties. Uncheck tear-off in the calculator to see that case.

Most metal roofs last 40 to 70 years, compared with roughly 15 to 25 for asphalt shingles. Panel quality, paint system, ventilation, and installation quality all affect the result, and copper and zinc can last longer still.

For a home you live in, usually yes. Standing seam hides its fasteners, so no screw holes are exposed to weather and panels can expand without working screws loose. Corrugated panels cost less but need screw inspection and replacement over time, and are a poor choice over heated living space.

Most often because of items this calculator does not price: decking repairs, flashing, ventilation, permits, roof complexity, steep-access labour, and a waste allowance. Compare the quote line by line against the calculator breakdown and ask which of those lines are included and which are extras.
